Terms You Should Know If You’re Looking For A Home

Whether you are buying your fifth house or becoming a first-time homebuyer, the process can be difficult and confusing, to say the very least. With piles of paperwork, terms, inspections, fees, and costs that seem never-ending, the very best thing you can do for yourself is work with a trusted and respected real estate agent. But if you find yourself in the beginning thought process of buying a home, you will find yourself faced with an abundance terminology that you may not be familiar with.

Here is a list of terms that you should know if you’re looking for a home for sale in Scottsdale.

Amortization– unlike a typical mortgage where you would pay the interest first and then the principal at the end of the loan term, amortization is a system that combines the interest and principal together.

Assessed Value– the dollar value assigned to a home by a public tax assessor. Keep in mind that this value may be different than the value from a private assessor or what the market will yield.

Cash Reserves– the money that the buyer has left over after the down payment and all closing costs.

Closing– the meeting in which the sale becomes final when the buyer and seller exchange funds and sign documents.

Closing Costs– expenses and fees paid by the buyer, which may include commissions, mortgage fees, recording fees, title insurance and others.

CMA– also known as a comparative market analysis, which is a report of similar homes in the area that were recently sold or are currently on the market to help determine an accurate value for the home of interest.

Contingency– a clause in an agreement that keeps things from being legally binding unless a condition(s) is met.

Earnest Money Deposit– when an offer is placed on a home, an earnest money deposit sometimes accompanies it to show the seller that there is serious interest.

Equity– the difference between the home’s fair market value and the unpaid balance of the mortgage.

Escrow– an account set up by the lender that receives monthly payments from buyers to pay for things like insurance or taxes.

Home Warranty– sellers and buyers can buy a warranty to protect their home from future issues.

MLS– multiple listing service is an organization that collects and distributes home sale information to its members.

Mortgage Broker– an individual or company that brings together lenders and borrowers. Mortgage brokers do not fund the loan, unlike a bank.

Point– a point is equal to 1% of the value of the mortgage loan. Buyers have the option of buying discount points by paying for more money upfront in exchange for a lower interest rate.

Private Mortgage Insurance– an insurance premium that is paid for by the buyer to the lender in order to protect the lender if you are unable to pay your mortgage. Once 20% equity in the home is reached, the insurance is discontinued.

Title Insurance– an insurance policy that protects the owner or lender interest in the property from unexpected claims of ownership.

What Are the Hottest Neighborhoods in the Scottsdale and Phoenix Area?

Today I’d like to talk about some popular neighborhoods in the Phoenix area. People have been asking me which neighborhoods are best and most desirable, and today I’ll share some established neighborhoods, as well as some up and coming ones.

Right now, Old Town and Arcadia are in frenzy mode. There are actually more homes under contract than there are homes available. This is causing home prices to increase, and it’s adding a lot of competition to the market.

As far as newer neighborhoods, Avondale is becoming highly sought after right now. The Southeast Valley is also becoming popular because there are a lot of planned communities about to be built. One that you may have already heard of is Eastmark, which will be one of the largest planned communities in the Valley. These communities all have parks, walking paths, good schools, shopping, and restaurants. On top of this, big companies like State Farm and Intel have offices in these areas.

If you’re a young professional, you might want to keep in mind that Chandler was recently voted the #1 place for millennials in terms of employment. Walkable neighborhoods, like old town Scottsdale, are also good if you want a more active lifestyle.

If you’re a retiree, then I recommend you look into places in northern Scottsdale such as Terra Vita and Winfield that have a lot of community amenities and social activities. Out west, Sun City will be one of the most famous retirement communities in the entire valley. However, these communities are dispersed all throughout Phoenix and Scottsdale, so please don’t hesitate to ask me about a good one to fit your needs.

Good family neighborhoods are everywhere. DC Ranch in North Scottsdale has a great community center, lots of golfing programs, and lots of walking paths. Desert Ridge is another good neighborhood in Phoenix to look into if you have an active family. Across the valley, Anthem has a lot of fishing and walking trails if you’re more of the outdoorsy type.

Everything About Scottsdale AZ

With almost 300 sunny or partly sunny days each and every year, the Valley of the Sun is one of the best places you could call home. Among the great cities that make up the metropolitan area of Phoenix, there perhaps is no nicer city than Scottsdale. Neighboring the city of Phoenix directly to the east, Scottsdale is a culturally diverse, vibrant city that has so much to offer those who visit or choose to call it their home. From world-class golf courses and museums to an exciting nightlife and culinary scene, Scottsdale has just about everything to offer. Here are some of the interesting and important characteristics about Scottsdale that you may be interested in knowing if you are looking to make the move.

Scottsdale population

The population of Scottsdale is roughly 230,000 people as of this year. However, when the city first started out there were only 2,021 people in 1951. By 2040, the population of Scottsdale is predicted to grow to nearly 300,000 people. Scottsdale covers 184.5 square miles and directly borders Phoenix, Paradise Valley, Tempe, and the McDowell Mountain Regional Park.

Scottsdale areas

Scottsdale is divided up into four main sections: Central, Old Town, South and North Scottsdale. Because the city runs 31 miles North to South, there is a distinct difference between the different sections. Central, or the Shea Corridor as it is often referred to, is a more relaxed section of the city and features Gainey Ranch and McCormick Ranch, which are two luxury neighborhoods. South Scottsdale, which borders Tempe, is not as affluent as the rest of the city because of its proximity to ASU and offers a variety of options for affordable housing.
